I researched what some comps in the area are paying for a comparable house worth 70,000, and the yearly taxes were around 1,000$, nearly a 30-40% increase!!

Your cashflow won't be as great (early on) but you are saving in interest and compared to a 30 yr fixed loan, your mortgage will be paid in half the time.

Welcome @Sanzhar ZikirovI would say not to get discouraged and don't compare your progress to those here, as you are working with a very different set of circumstances to those of us in North America. 

This is great news for you on two fronts:1) it should increase comparable rents in the area. 

The labor for a 200 amp compared to a 100 amp is the same. the only thing different is the ratings of the materials, they are heavier for the higher amperage.

When I discovered the tax, appreciation, and rate of return benefits of real estate as compared to stocks, bonds, or p2p lending, I decided an addiction to REI would be in my best interest as an investor.

Is the place next to you comparable?

I've done quite a bit of research on this lately when I bought several water heaters...my thumbnail conclusions:Tankless are good in theory but can have issues if the hot water capacity is to low, so when comparing prices make sure you look at that.

Compare all expenses.
