When  everything goes up you look like an idiot with cash but when everything crashes you are a genius.

I know there are threads about utilities etc already but I am in an interesting situation and looking for some feedback.I moved out of state and the tenants in my house intend to buy it after leasing for one year.I am using a rental company and they confirmed while checking the tenants history that their credit was good aside from losing their house during the market crash (which they told me) and that they have never been evicted, and have no other issues with not making payments.

What happens if the market crashes in real estate?

It sucks for the big apartment guys, but look at Australia they have been waiting for a crash for years and prices just keep rising because of all the foreign cash coming into the market. 

You can lose your warehouse line, have massive borrower default during a market crash, and lose your top investors.

The same thing they did when they robbed all the pension plans and covered it up with a stock market crash then started 401ks.

This will not be a crash.
