I have clients who are more sophisticated and have some value of lot splits, surveys, etc but even when they bought it and split it off they don't really give much value to that. you have to put the power in you hands and negotiate with lenders.

To be honest, your cost to get in a duplex would be right around the cost to get into a SFH in that area.

If after the repairs were done, I would be asking my attorney if I can recover some of those costs. 

Negotiated a small price decrease due to it being on the market for 60+days and also had seller pay 3% closing costs.

Unless you're filing the tax returns yourself (not possible to e-file a partnership return if not a preparer), then the cost is usually a large barrier for a lot of people as they're starting out.
