I actually know someone that just sold one in the last couple of months. 

The reason for the 620k is because apparently it appraised for 1.5-1.6 mil which would then turn into approx 620k(40%).I have not seen a copy of the appraisal.

Also sold some that way, too.The best rate I get is 6% and I have excellent credit, references and larger down payments.  4% is just too low.

Home is being sold "as is."  

I was recently away for 6 months and did not know I was being penalized for not providing a copy of my lease agreement to the hoa.

I sold a few duplexes i had last year to try and tackle something bigger but never thought i would be trying to do a 40 unit honestly.

I have posted a few times and I will admit that I have not read all the rules so I am going to post carefully.... hand one "flagged" in the past but no understanding as to why.I have been investing in RE for many years in a passive nature but just sold a couple of homes that were deprecated out and made some good money and thought.... if I had only had done that x 10 I would be set.I recently attended a $250 3 day event after attending a free 3 hour event. 

If I'm launching a new account I'll take a gauge at the competition, yes, but not to see how big they are but to see what wording they are using, how are they positioning themselves in the marketplace, are they using relevant ad copy, are they using the keyword in the path URL, are they even using something so basic as ad extensions.

A seller is telling me that they do not have copies of the lease agreement in place for a duplex.
