Make sure you work off of real numbers based on research and data, and be sure to add at least a 15% contingency on soft and hard costs to expand.

However, it is contingent on whether or not the QC deed gets filed in a timely manner and whether or not your state still gives you equitable title. 

And then additions, as you are adding actual square footage.But this is all contingent on the market.  

Sellers agent asked buyers agent to send an amended contract removing finance contingency and stating buyers will pay all cash.

They are also doing so and waiving all contingencies.

Sellers are NOT accepting offers contingent on an appraisal .
