But at any rate, rather than get into all that, better to just eat the $400 or whatever and save yourself them being in there 2-4 extra months, which costs what 10 times that. :/

You can find weekend work in pretty much any area of real estate.Whether that be on the agent side, lending, title and escrow, property management, wholesaling, or working for an investor.Any of these would be good options for you but some are going to be more stable, W2-type jobs and others will be "you kill what you eat" while getting some experience.With your background and ambition, I have no doubt that you will be able to find something that suits you.There is also a "Jobs" area in BP under the "Network" tab.

If so are there other things you can cut out of your budget (expensive car payments, always going out to eat, credit card debt etc) that you can cut out so you are more comfortable covering the difference of the rent and mortgage while you are living there?

I would just go to a management company, but I am hesitant given this property has a fairly low net income do to taxes and rent-stabilization, a management company would greatly eat into the profit.
