My goals are grand, ambitious, and future proof.I plan to build affordable homes in a way that is self sustaining, and desired by many.I plan to invest into Single family homes, and multi family homes to get the individuals who live in them a better life.I live in Utah, so the market is not the best.

You become just another number and how they earn a living. i ran into this myself with paying for a cost segregation, needing a 3115 filed, going into escrow and having my former CPA quit on me 3/5 of this year.

Just leverage enough so your cash flow is comfortable. 

If it is somewhat habitable and you can live in it for a year, you can get primary residence financing. 

"Gentrification" made Tampa and the surrounding areas much better places to live.

I assume if you have a lien and it isn't redeemed, the previous owner could still be living there, correct?

That said I live in Birmingham and spend most of my time there so I think that is the best place to get started, but I would like to invest in some Huntsville Real Estate at some point.
