PCB has just dealt with the college spring break reputation for a while now. 

We had also considered renting it to a college kid, but we made more money via Aribnb.

Remember, our retirement accounts charts should look like a hockey stick, not a straight 45 degree angle... that money doubles itself every 5-8 years... doesn't mean much when you have $10,000 in, but when you have hundred of thousand in it starts taking off.

Regulations - to what degree does this area allow/not allow vacation rentals?

Between the college, the vibrant main street area and businesses in the area it seems like there is a strong demand of people wanting to call it home.  

If you take the college route your 4 year degree plus 2 years after to qualify  income for lending, you are 6 years until you may be able to qualify assuming you can find a significant paying job out of colleges.
