To me, nothing about that prompts necessity for a double-close when assigning a property. 

Zillow shows only a 1 sale this year in the neighborhood, and not a lot of homes for sale in the general area.

The mortgage rate can always be refinanced when the rates drop back down which they are very close and will start to drop this year.
