@Alan Chambers If you form an LLC or other business entity, have a way for either of you to get out of the business should an issue come up (i.e. buying shares out, paying specific amount, etc.).

Multi family can be intimidating but as you grow your business it typically makes more sense as it is easier to finance, and manage than the same amount of units than SFH's.

You may later also transfer retirement funds that you may have transferred to the new employer plan if that new 401k plan allows for outgoing transfers of amounts rolled into the plan.
