There is this neighbor who is somewhat mentally slow, but I wouldn't call her mentally disabled, she's intelligent enough to know what she's doing.

If some big expense came up and they need 100% of their equity, then the mental gymnastics you're playing now don't matter since they won't be open to seller financing. 

Since I am a new investor in that area, it helps boost my confidence as well

Some call it the small business owner mentality.

Please get the "something for nothing" mentality out of your mind.

You’re going to have to get creative in a low income neighborhood as the credit often isn’t what you’d like but the more of these you do, you’ll get mentally calibrated to the range you should shoot for in your area.  

It also really solidified a mentality in my head around problem solving in any situation (What to do when you come home from work, find a pit in your backyard where your septic tank used to be and now the toilets don't flush, oh and it's Friday night, oh and you have no CapEx money).- Don't always trust your realtor (unless you know them really well) nothing against realtors, just remember that they have significant skin in the pricing game.

I love the provincial, pull yourself up by your bootstraps mentality!!!

Domestic violence, bedbugs, mental illness, aggressive and violent behavior, criminal behavior including drug dealing, illegal pitbulls to guard the drugs, prostitution, prostitution of their children,  illegal occupants, wouldn't pay their portion of the rent, filth, destruction of the property.
