I do know of a couple private  sellers with multi unit properties.

Alan,You know what one of the biggest secrets in this business is?

He has a SFH that he purchased and rehabbed with private money but the term with the current private lender is coming to an end.

They are a Private/Hard Money Lender

But all the times I went to court and saw other landlords get their evictions denied, the two biggest reasons were 1) not delivering proper notice and 2) accepting partial rent.

By accepting rent during an attempted eviction you would be essentially allowing them to stay and nullifying the eviction process.IF your landlord was that stupid, then good for you...the landlord got what he/she deserved.....but they are probably not crying in their milk while sitting in their private jet
