Plus, I am impatient.You can fumble around and learn this stuff on your own and by reading the "free" stuff, but that still bears a cost one way or the other.I found I recovered the money that I invested with a mentor in 6 weeks.

Prices go up until the market is no longer able to bear those high prices (e.g. people start going into foreclosure, interest rates go up) and then the prices correct.

The sheriff sale winning bid ($127k) doesn't really have much bearing on the reserve price at Hubzu.What I can tell you with 100% confidence is that a house on hubzu will never sell for the starting bid.

I've solved many problems that were more valuable than could be assigned to the property.Search "distressed properties" then look at the definition of "market value" as to the legal and economic and appraisal applications, best to look on an appraisal site.Real estate isn't like buying clams in or out of season, getting what the market will bear simply because you find someone that will agree to pay a price, search "predatory real estate practices" real estate is highly regulated, fresh clams, not so much.So, to say what is the average spread.....isn't one really, it would be ever changing.

The winning bidder gets all the past years liens and is that much closer to the foreclosure process.I think as interest rates go up in general, people who are using real estate tax liens for shorter term, interest bearing investments will move on to other, less research intensive, investments for an easier way to get above CD rate returns.
