I have four rental property's, and my personal home listed on my umbrella policy, but I recently purchased another property and the insurance company I'm with (allstate) won't allow me to add it to the umbrella policy as they can only allow four investment properties, I'm told.I have all my auto's and property insured through Allstate and they have been good to me, but I'm going to have to find another agency that will put my 5th investment property and future property's under an umbrella, or get a second umbrella.

AND I will point out there is added missing details such as where does Cap-X stand, where in life-span of mechanical systems is it, how much deferred maintenance, yeah, little annoying things I like to call facts.

For you, I would recommend walking as many properties as possible in your free time to get a good idea of the mechanics of a home.

It's different if he's letting a pipe leak and destroy your floors or cabinets, and of course you don't want to run your compressor without freon (most units have auto shut-offs that won't let the compressor run with low freon), but things that aren't emergencies for the unit, if he doesn't tell you for weeks, then you get to them when your people are able to schedule, and that's that.

I looked at of lot of the free/low cost options and wanted one that didn't charge a fee for my tenant to setup auto-payments.
