The other thing that attracts me about syndication, is that they can take down much larger(and/or more capital intensive) assets than I can.

You can get a lot of bang for your buck there but there is a lot more competition the key there is to theme it really cool to attract the most bookings.

I actually used this script on a lady who's husband just passed and is looking to dump a double in Cheektowaga.  

I assume you're looking at those because the rent/price ratio or other metrics are attractive, and there's a reason for that.  

The property should attract tenants easily enough, just worried about the class of tenant for the area.  

If you have an attractive property in your backyard (Dallas) it shouldn't be an issue.
