But here's what I can share:1) There is a ~$100k asset minimum (give or take) needed in your account in order to do this.2) This can't be with an electronic/self-managed brokerage account; it must be held with an investment professional3) Like a credit card or HELOC, there is a minimum monthly payment, but there is no fixed amount or term.4) The rate is variable, changing daily, but right now I am paying about 6.5% with the current interest rate environment.5) You cannot borrow against the full value of your portfolio, just a pre-determined percentage of it.

It used to be our primary residence back when we were in CA but after we moved out of state it has been an investment property since Apr 2013 and will remain as one if I decide not to go with a 1031 at this time.

Then once you have diversified in the markets you know you can start by adding complimentary markets to lower your seasonal revenue standard deviation. ie if you own a summer market and add a winter ski market you can begin cutting your standard deviation in income by 40 - 50% offering a lower risk profile on the portfolio.

They also don't like you to be a public figure, have jet skis, DWI, etc. for these policies (nothing too high risk)....Companies likely vary some so a broker who can shop them all may be ideal...There are also commercial umbrellas if you have more than 4 units at a property or more than their max property limit for an individual policy but I have never used or priced those..

I would also suggest to work with a mortgage provider to get a pre approval so that you know what you are able to mortgage - investment properties typically require a minimum of 20% down payment.
