So, this is putting him in the position to have to look at the possibility of doing a 1031 exchange on the 2.5 - 3.0 million that would otherwise be taxed at capital gain rates (he wants to avoid paying Uncle Sam at all costs).

They have pretty much always paid below market rates, have never had to worry about moving, up until this renewal, lease renegotiations have been quick and easy, all done between the Partnership and company directly, no professionals, no commissions.  

It's because you didn't get rid of all the food and drinks left on the studs by the electricians and plumbers, before the sheetrock crew does their thing.

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

Now for me and I did this back in the Carter years when rates where 18 to 20% and we had to do all sorts of financing magic..

Christian Park, Bean Creek, Near East, Near West, Beech Gove, Fountain Square would all be good candidates.

It all depends if I can find another house to do something similar with in the future.
