However, Decatur is SO freakin' expensive (but the other areas like Midtown & Beltline are crazy $$ too) that it's not going to be fantastic strictly from the investment point of view. 

He is very detail oriented and knowledgeable. 

And attention to detail."20k rents and 30k pigs", I assume you are saying I paid too much for this house.

Have a realtor get the extra detail for specific houses YOU identify.

If you concentrate in one area I believe it can be done much much quicker...I would rather look at 10 in great detail than do 100 walkthroughs. 

We are pretty much convinced to manage it by ourselves and view it as a great opportunity to learn.

The simple fact is that even with a "team" of people managing a property, the attention to detail and personalization is just not there. 

My wife and I are trying to iron out some details on that front as well.
