What market can I see any return with 70k down I look in a lot of places and hardly see any deals where would you guys recommend to invest with that amount down?

Anyone have a referral for an inspector in Indianapolis? The home is small and appears to be in great shape, not looking to break the bank for the inspection.

I would recommend selling as I believe that's the best way to capture the stepped up basis of the property.

@Scott Anderson-  If you are able to obtain a large  credit from seller - I would  recommend  using this to " buy down the  rate" ...if you have no credit to  work with - I would recommend  using a  0 fee / low loan fee  option  to close the loan  ( with the  premise that  refinancing will be an option in the next few yrs ) 

There's loads of material in the academy and I'm happy with the investment.My recommendation for deciding whether to spend money on something like this is similar to letting a friend borrow money.
