My question is can I set up a new LLC and still secure a commercial loan or does the LLC have to already have a proven track record and established credit history?

It’s set up to be taken in 4 draws as the new build progress but I have skipped the first 2 draws so far.

Stock market is very risky these days and many believe getting worse so those are some good targets to shoot for to help finance your real estate investments.

Know who are you targeting, what's nearby that will draw these people to your rental specifically.

Does anybody have recommendations for the best lawyers, CPA's and advisors to set these up?

That will set the cost basis.Any financing has nothing to do with determining the capital gains.
