We would never extend a lease to a resident misbehaving like that.I'd encourage you to tighten up your procedures and, following your lease, get this resident out at the soonest possible time.

Would you find value in a dedicated software tool that centralizes and automates due diligence tasks, track task progress with due dates, and add team collaboration features so you can see who’s doing what at a glance—all your projects, due dates, and task statuses in one place.

I find market price with a combo of that website and looking at what other LL's are asking for on Facebook Marketplace.

At least 3 out of 6 tenants I've had have been liars.

Also, we inherited that tenant when buying the property at a foreclosure sale and section 8 was very helpful in providing all documentation, last signed lease, renewal or rent increase instructions, inspection information, etc.

Versus if you buy a house for 240k and have to pay 25% down, you're looking at 60k out of pocket.
