Sometimes it's hard to tell in pictures, but if prospects can tell that the property has been cleaned and detailed well (as opposed to broom finished), it can be motivating.

If a sponsor is in a deal and not making any money, where is their motivation when things start to go wrong and take up more of their time?

Start talking to hard money lenders if you are highly motivated to get in the game and you don’t have 20%.

Although the concept isn't that hard:On the sell side, find the motivated sellers.On the buy side, provide a product people want.The execution is what matters.People want it easy: find a house on the MLS, paint it and sell it for HGTV profit. 

It turned out to be a property that needed lots of TLC with an onwer that was very motivated for a fast sale.

A BP user also mentioned "Impact Theory" on youtube and I have been enjoying that as well, which leads me to ask ya'll:How do you stay motivated (positive, hyped, excited etc) about, well, life? 

Can someone point me in direction of extremely motivated sellers and not just MLS?

-Owner is out of the country and doesn't want to file taxes in two countries every year-Original motivation for owning the property is gone-Wants to leave real estate agents out of the equation Some of you may want to know if the numbers make sense.

My experience with the first purchase in the area motivated me to buy a second one.
