You'd be incredibly lucky to find a place that generates close to $6K/month in rent for that price -- I'd be happy with $4K/month on a $500K property and that would cash flow (after taxes, insurance, maintenance, water, etc) at best $2500/month.

Default tenant that owes several months back rent has finally moved out and my mom who is the new new owner (brother died and left house and assumable mortgage to her in his will) is trying to get gas service but the gas company says service is still active and past due balance under tenant's name.What is the best resolution?

Be completely honest with them and if they don't want to work with you, it is better to walk away and lose the deal than to give up your integrity.Besides, they probably don't care, they just want to get their house sold, and if you're giving them what they're asking, you shouldn't be ashamed, you are doing everyone a service and collecting a fee.

For $135,000 you can surely buy a quad in ABQ but it will be in an interesting area and either need work or will have higher maintenance costs due to the clientele.But lower income housing surely cash flows better and NM has good weather.For me personally the question goes to what is your long term goals, why NM?
