Your best start is to go to the sheriff sale in your county.

Despite the fear mongering, average evictions in LA county are 3 to 6 weeks but part of the idea with LA is you might have less evictions to begin with...jobs, growing economy, tight inventories, competitive tenants, low vacancies etc...In a nut shell, the appeal could be substantially more profits with less hassle if compared to other locations on a longer term hold.

Each county has drastically different landlord/tenant laws.

To be honest in those towns in Hudson county - buying a two bedroom and having a roommate is a great idea but unless it’s a distressed property that you renovate and then live in/rent out- the likelihood of the income exceeding your monthly expenses is low. 

This is used if you signed a contract with a seller that you want to record with the city or county, but didn’t have a notary with you at the contract signing.
