I see a cash flow of $36,876 / 12 =$3073 monthly.   

@Ali KnoxThere are several ways to look at thisCash Flow  It is not clear what your down payment is.  

We had plans to use the HELOC as a base to build our portfolio further with flips and rentals.Now we will have our dream property and a great rental cash flowing $550/month that we intend to save and reinvest later.  

With the flood insurance cost, this unit will be neg cash flow unless I increase the equity in the unit which brings it down to less than 5% cash on cash.

I found BP about 9 months ago and because of it got into my first property, a 4 plex, which cash flows awesome, $1k/mo. 

We are in that process now, and are heading towards a 30 yr fixed loan because it will be a smaller payment, thus freeing up cash flow to fund deal(s).

I keep $10k in my operating account and let it build up as cash flow comes in.
