I could have bought one that was livable (as in someone was living in it) for $1500 last fall, but just isn't my cup of tea.

In my experience given the amount of usage is variable between different people it's hard to do a charge back unless you have trackers on the fixtures. 

I am really young, and never had a plan for myself as of where I wanted to go as teenager (now 20-year old) College was never my cup-of-tea.

While I was living there I replaced: the Flooring on the Second Floor, the Master Bathroom, redid closet into French doors, new paint, all new light fixtures, repaired rotted sheathing below deck, new hardware, etc.I lived here for over 1 year and have moved into my next investment property househack.

@JD MartinI just need the fixtures not the entire bathroom.

They don't have frat parties in Germany, China or Brazil with people drinking beer from red plastic cups on the front lawn of a 5000 SF frat house.

When it comes to fixtures and such though I provide them. 2x4s, drywall, pipe, etc... they get what they need and I don’t need to worry about it.

If you are adding, removing, moving fixtures you will need a permit set to submit to your local jurisdiction (City of Tampa).

Rentals are way more passive and certainly my cup of tea.

Some products have started to have cupping of the planks when installed over concrete without the use of a vapor barrier.
