You can set specific criteria to spot underpriced homes, distressed properties, or anything that’s flown under the radar.I know several investors have had more luck with using water shut off lists, so while it's more work, that might be an even better approach.One thing to note is that Privy compiles real-time MLS data and integrates public records, so you’re not just getting a snapshot of the listing status but a full picture, including owner history, property condition, and any price drops over time.That said, if your focus is primarily on expired listings, I'd also suggest checking out RedX—they’re known for their niche in expireds and FSBOs.

@Vishal ChandanRecommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

More than half of banana imports, America’s most popular fruit by volume, comes in through the ports being struck as of Tuesday morning, according to the American Farm Bureau Federation.Other items I have read that are at risk are: cherries, cocoa, sugar, imported wine, beer and hard liquor.In the spirit of the strike impacting more than just materials and labor directly correlated to real estate, I intentionally posted this in "Off Topic" as I want to get a better understanding of what your concerns are with an ongoing strike.

First I want to thank you for reading, I am new to the investment market and the idea is exciting and terrifying at the same time.A few facts:Purchase Price: 325,000Rental Income Estimate: $5250Property details: This is a 3 door property:1. 1/1(main building)2. 3/2(main building)3. 2/1(separate building)Repair estimates to get all 3 properties up and running: $145,000 - $200,000I do not have a ARV since its very unique there is not anything we can compare to but I am looking to get a third party appraisal.Plan is to do a mortgage for the property with cash down payment.

I'd remove them and plant a new one (that doesn't get as big) closer to the road or a few smaller shrubs  (max height 3-4 ft) along the chain link fence.
