We have 1 primary residence, for which we are room-hacking, 2 out-of-state rental properties (1 turn-key, 1 light reno), and 1 syndication.I am currently researching CPAs - some of them are charging ~$500-$1000 per filing per person plus tax planning services.

I can say without a doubt that I would not own 15 cash flowing units and have as much upside for my kids future if I didn't become a loan officer 5 years ago so despite my cautious warnings that it can be a savage time to begin such an endeavor so are many great opportunities.

That way he won't have as many refinance issues.There was a podcast not too long ago where they talked about a HML that doubled the interest rate after 6 months or 12 months or something ... just something to think about to light the fire (and make a little more for you in the deal, if it comes down to it).

Burnt out lightbulb, toilet flapper not seating, worn agitator dogs, bad ballast in fluorescent lights, faulty circuit breaker, leaking wax ring in commode, loose p-trap cap connecters under sink, modem has reset to factory default, thermocouple needs replaced on hot water tank, filters need replaced for central heat/air, ceiling fan needs balanced, lint trap on dryer is torn, source input needs reprogrammed on HDTV remove, headboards too close to wall and making impact damage.

I absolutely love the points that @Henry Lazerow brought up.Totally my opinion, but if you can finance using either of these products and do a decent size rehab you will be light years ahead of most.
