Or doing regular treatments down there with ammonia or moth balls so no one sets up house if there is an issue in the area.  

Always make sure they also have skin in the game.Other option would be to invest in yield based syndications, which are similar to private lending as you get interest only payments back monthly, do not have to worry about finding the deal, and the returns are very similar or better if the sponsor structured the offering in ways that could provide tax preferential treatment (dividend vs. ordinary income). 

In order to qualify for 1031 exchange treatment there are a number of requirements that you must meet/follow.

I'd steer clear of asking directly for preferential treatment. 

Do some serious soul searching and try to visualize your life ten years from now as you answer those questions. 

And that requires special treatment. 

Seems like tax treatment is the main difference.
