For me... this all seems odd that someone is calling you out of the blue, and wants you to buy a place and help him pay less tax.

From a blue collar background, you are probably more than handy enough to be a buy and hold lanldord (but there is a people and management side, too)I am not as up on the property market and lending standards (though we aren't far away) but a duplex or triplex or fourplex may cash flow best if one of those is available and you qualify.

They name will appear highlighted in blue if you did it right.If you don't do that @Michael Wentzel and @Ryan Leavitt won't likely know you mentioned them.

Also, check out the 'Learn' tab up top along the blue border. 

On the page that lists your previous reports, click on the name of the report to edit it.Click on the blue link to edit:

Click on the name and make sure it's highlighted in blue.

I reference  Gary Keller's book Millionaire RE Investor, or the blue book as it is called.  

Personally, I'd look to go a bit further up the blue line,  Logan Square, Avondale, Irving Park.
