Hello allI just had someone reach out about renting one of my properties to use as a group home or adult care home housing adult males.Has anyone done this and what has your experience been?  

I'm particularly interested in occupancy rates, pricing, and general ROI of course.

We even have a wildlife contract at our Lake House.

Yes, most of our DSCR products do NOT have pre-payment penalties (as long as you are not refinancing AND had the house on the market in the last 6 months) and with 20% down would be the in mid's 7's assuming good credit/DSCR over 1.00 etc.

Looking to buy a brand new house 2023 price is reasonable and charging 0.8-1% of purchase price is do able..my question is financing real estate but my first property is almost paid off and has been an uninterrupted rental for 7 years thankfully 90% paid off, cash is tight...could take out loan against CC at 4% flat to pay off house then maybe leverage paid off rental (private mortgage)?

What is the going rate for farm and ranch leases to get an ag exemption?

If you continue to house hack, I see no reason why you should sell the property.If you did a 1031 exchange, are you able to cashflow greater and/or target a better an area with higher appreciation rates?
