As of now the markets are going up and providing good price appreciation which can give you net returns that are higher than looking for cash flow but the problem is that when you add time into the equation the markets tend to fluctuate and may even turn negative.

Smaller banks tend to go easy and they have a way around (that is, if the bank holds your note vs sending Fannie/Freddie), and the bank will not call.

So remember Tue/Wed tend to be active REI meeting nights in the area.

The volume listers tend to take reduced commissions to sell big portfolio's.

When content is liberated, the perceived values of proprietary systems tends to drop... precipitously.

The app tends to crash and close fairly frequently.

My complaint with poisoning them is that they tend to crawl into the walls & die - that's a stink.
