Granted, if you find large, unexpected items during your diligence that you could not have reasonably known about you might consider taking it up with the seller, but most of the things you listed are minor.

Network, network, network check the policy on what you can/can't do online within your area so you are in accordance to build an online presence via Facebook/Twitter/Instagram, and use hashtags on twitter/Instagram, you will be surprised as to how many people search the hashtags and the leads you can get.

There was a sheriff sale September of 2011, I started looking to buy another house last year and to my surprise, it does not matter when the house was foreclosed on, it mattered when the government paid back the lender (I think that is how it was explained to me anyway), so that date did not start until April of 2013.
