Attorney has stated that once creditors are notified if she were to transfer the deed to me, it would trigger the due on sale so she has agreed to keep the loan in her name and let me rent out the home.

After the purchase, I found out that the entity structure I want to set up would trigger taxes that, if I keep the house in my own name, I will not have to pay.

You can get down there periodically, to meet with contractors, property managers, realtors, and the rest of your investing tribe, and you could MAYBE even get your own eyeballs on a property now and again before pulling the trigger (doubtful), but you wouldn't able to run over to check on that squeaky back screen door that keeps acting up - let alone screen tenants or do any of the actual management in person.  

Personally I keep looking at AAL and feel torn as to pulling the trigger or hold fast......

It's very common for people to turn their first primary into a rental and you moving won't trigger a due on sale clause because nothing has changed with the title.Of course it's never a bad idea to consult with your lender who you have the HELOC with.

If I do this, do I trigger any tax implications?
