Ask almost  anybody who sold their home on the peninsula or SF if they don’t regret it years later.

You should look at both as tools to make money. 

I’ve talked to an agent and he literally kept trying to stear me into the direction of getting a condo or a townhouse and I’m not 100% sold on going that route being that there is more risk with roommate tension and higher vacancy issues.Thanks

She since has been shipped to Germany, but her housing allowance has made the payments, she did make some improvements and sold the home. 

Or would I need to have the property sold to me for a low price to make it legit?

In PA you need to be careful, the state is pretty good about catching onto deals and consider places sold. not only would the owner have capitol gains but then he and you guys would have to pay transfer taxes as well, total of 2% ( 1% each usually). 

They have lots of helpful tools and great insight. 

Its also a live-in flip but it will be sold much sooner than the first flip. 

IE they work C/D class..I suspect many need to do this to establish their loss's for the pending litigation.. keep in mind these properties are going to revert to the mean  IE wholesale prices so there is going to be a ton of equity lost.. but one call I can probably get them all sold  no problem.

I've also made extra principal payments if I've sold a stock or other investment and want to put the money to work for me.
