There are two types of investors here:1.

Not great, but the main point I was trying to illustrate is many think they need to buy property earning a 0% CoC return to "get their foot in the door" to real estate.  

Also, because of code issues, the unit can't rent as a larger 2 bdr. on two floors so is still a garage + studio/small 1bdr, so the whole point of a doing a larger rehab was pointless.

The best documentation in the world won't help you strategically plan how to use your 1031 opportunity if the QI isn't responsive to in a timely manner.Demonstrated experience and nationwide footprint I would toss out as the two most important criteria. 

I've spoken to two companies that does MTR but told me that you can only rent by the entirety of a unit and wanted to know as well if you can rent by the room if you have more than three bedrooms in the house?

Obviously the location of a property doesn’t impact the down payment/financing but there is a property 2 doors down from the property my wife and I just purchased and started renting April 1.
