My personal finances are solid—it will still take me a couple years to save enough to buy and rehab a place with 100% cash.I’ve exhausted every person in my life to try and find money to use (I come from a very poor family and haven’t lived in this city for long).I have enough in cash + 401k loan and a personal loan to buy and fix up low cost, smaller houses in “C” areas.

With regard to the LLC protection: LLC property ownership is very common but I believe that there is more of a perceived perception than an actual one - as was seen in some of the previous comments.I recommend buyers to simply make sure that their property insurance policy has a nice thick umbrella policy to protect yourself from a lawsuit.

Builders love this kind of property because it means they can start building right away so do potential owner occupiers because they can  have their house build relatively fast and they will have a brand new house rather than an older house which is valued similarly in the same area.

Calling them "Notes" is misleading as a promissory note secured by a mortgage or deed of trust operates different than an installment contract.
