I have enjoyed reading the "The Ultimate Beginner's Guide to Real Estate Investing", and have downloaded and listened to the majority of the podcast's on my daily commute.

What kind of paperwork was involved ie contracts, disclosures etc...I use a VA for daily tasks right now but I'm trying to figure out how I can structure using assistants outside of my farm area.

The current climate models leave out the variability of the sun but the last 10 years of satellite data regarding the sun has clearly demonstrated that the sun's variability cannot be assumed to be constant on any relevant time scale from daily to multi century.According to my survey of abstracts that I found by searching google scholar, solar physicists, climatologists, and geologists have found that we are presently well within the natural variability found in the reconstructions of temperature for the last 400k years. 

Not my cup of tea.

On top of that we ACH all borrower payments to our customers on a daily basis. 

I did not use an LLC for either of these deals.I suggest that if you need the income stream to use for daily living get it out of the IRA.  

However if you get real good at reading the tea leaves by looking at many factors you can become rich in real estate.

I deal with appraisal issues on a daily basis.

That's less time than it would take to create a daily backup on your RAID drive.I have hundreds of gigabytes of data stored on Google Drive.
