I stated clearly in my listing and my lease what the tenant is responsible for, so there is no surprises.

This property is overpriced and to be honest I'm surprised it got listed on Roofstock because it needs so many repairs. 

However, this surprise can be mitigated if you are up front with letting them know that you will be working with an investor partner and be paid a fee for bringing them the property.
