I usually bump up my replacement reserves on older properties to account for stuff that is going to break. 

Most guests can see past that stuff.  

Thats an example of finding a smart way to increase your cashflow, ROI, etc. faster than just by normal appreciation or doing the obvious stuff like putting in vanities. 

I'll be approaching critical mass as a landlord again after a 15 year absence due to doctor stuff where I had to sell all properties and crush my financials but I'm still topside. 

Adding storage is a popular idea but I hate dealing with tenants “stuff” when they move out and it creates a liability issue.

In any case, you can get traditional financing on a 2/3/4 unit that you're living in one of the units, you get a waiver from some of the fair housing act stuff on your first place that you are living in. 2.

Also I have found a real estate agent that happens to be an investor so that helped....I hope all this helps and good luck, im not to good at this online stuff but learning I guess lol...

I would say get the stuff fixed and enjoy your new house. 

If you can get good at that, the other stuff is "easy".

Especially old dusty vacation home stuff from the 90's or earlier.
