If you follow the odds long enough, you're going to end up ahead, and if you buck the odds long enough you're going to end up broke.

I had my entire 401k in stable market funds...I am in the process of scaling back into the market, not trying to find the bottom, but every 10% drop I put so much in...in three years I am confident I will be way further ahead than I would be with REI.

Also, because of this climate we're in now, your tenant may not decide to move because of the uncertainty that's ahead getting you a long term tenant, which is the dream.
