They are a lenders attorney and deal with a lot of creditor rights and draft all our docs for us (note, loan agreement, personal guarantee) and work with title on deed of trust  I'm just literally starting out so the state is not yet decided but if my arm was twisted I'd pick Ohio.

Real Estate is definitely not just a "numbers analysis" and you are definitely thinking about things the right way - but I think a good next step for you would be to spend some time putting a lot of this stuff into a (very) basic financial model/spreadsheets mapping out all the potential costs and estimates on effect (effect on value, on exit, different scenarios) - I think getting started with that framework should help with these decisions immensely
Mohan Deep Lease expiration vis-a-vis notices

The WLB lease (unless you use an ancient version) states that if nothing is done it defaults to a month to month.You can send them a Notice of rent increase (which you can get from WLB as well) sign an new lease, or do nothing and go mtm.I find that a 60 day notice from the tenant is not very helpful, most owners don't start showings until after the unit is vacant, so what's the point?
