I want this project to run smoothly, but I can't afford $150k for this project.  

They were purchased by Chemical bank during our transaction so it wasn't too smooth.

@Taye NguyenThere is a big political out lash against landlords trying to force tenants out of rent controlled housing .A experienced eviction attorney is a must so that you donnot get sued and have a smooth eviction process

Can you do it yes, but in terms of a smooth transition you might want to wait, it is currently Wednesday, waiting until Monday likely shouldn't be an issue, and if they are as bad as you say they are they could try fighting some of the damages that I assume you would be taking out of the security deposit with "the owner" while you are there instead of putting that headache on a property manager if you have one.

Once you solve those 2 obstacles you'll be smooth sailing ;)
