"Owner agrees to limit the liability of ------------- and its employees and agents to the Owner and to contractors and subcontractors on the project, for claims in contract, tort or warranty to the sum of the amount paid for services or $ 20,000.00 which ever is higher.

Realtor here looking to get into wholesaling..my question to you guys is where do you get your contracts at for a wholesale deal?

Make sure you do your due diligence before getting into any contracts.

Do they put lock boxes on the contracted houses so you could go view them on your own?

This is where an attorney would be able to advise if you've created any sort of contract by accepting that money.  

We have a new property under contract and are looking for additional likeminded investors to join us.

I study the numbers every day as far as new listings and listings that go under contract and we aren't really gaining any inventory to speak of, and that means prices likely will keep creeping up..  

To avoid issues with your identification list shop early and hard and if possible get under contract and even close during the 45 day identification period. 

I would rescind my offer and request some additional terms to the contract.
