It could be as simple as meeting 5-10 others at a coffee shop in town and discussing your goals.By meeting others and establishing rapport, you could partner with someone, do a wholesale deal, etc. to build capital that would eventually enable you to reach your REI goals.

I haven't worked for about a year, and my monthly income is just from the rental: $2,000/month and credit score is 800.I've been traveling abroad from the USA and the rental income has been enough to sustain this nomadic lifestyle and cover mortgage as well, but I would like to come back and purchase a turn-key coffee/cafe shop.

I get it on the owner occ.. what always amazes me is this scenario.we send buyers to their loan officer.. they prequel them for a 500k home.. that's max..they go shopping do you think they shop for a 350k or 400k..
