In the sense of seller financing, it seems to be thrown out there as how great the seller is protected.Yet, foreclosure is usally otherwise discussed as a pain in the neck, costly, chance of the occupants trashing the place, etc.So, just because its "seller financed" the "seller" can just "take back" the property.

I agree, the HOA is huge determinant and it seems the sky is the limit down there.

There seems to be a great community over there. 

The kind of leverage one has to use to get there, and the kind of expectations one has to set with investors seems unbearable to me, especially as near term market rents and cap rates are totally out of your control. 

This client seems to be a perfect fit for a DSCR loan.

I've had trouble with Reonomy for years, doesn't seem like there's a viable alternative though that's any better.
