You roll that equity into larger and larger deals.

Starting with a duplex or SFR + ADU in San Diego due to friendly zoning laws, is a great way to get the ball rolling in REI!

Most will say it will roll into M2M but not all. 

The existing rent roll was $20,000/mo. at purchase, and we have since already increased it with some lease renewals.

what was monthly rent roll before purchase and what were you able to raise them to?

I ended pushing the closing date (thankfully not too far out). 

We always look for value add potential, and in such a small market there is probably limited demand for office space & little room to push rents.If the seller is firm at an unreasonable price, then see if you can find better terms.

I just don’t wanna keep pushing real estate off, I want to dive In already..
