How can I determine a general idea of repair/replacement without having someone come out?

Keep in mind, I was still responsible for urgent repairs/habitability even though the tenants were there illegally. 

Do not do any repairs before you close.

If i move and rent out my house i will break even but i fell like that is too risky, what if renters don't pay, you have to repair something etc.

If you wanted to buy a lot that does not have existing BOHA and were able to get as many tests as possible done ahead of purchasing (perc test, soil test, engineering, surveyor, talking to town building dept. etc.) and they all came back ok I'm wondering if anyone has ever heard of still ending up with an unbuildable lot somehow.  

Does your $500/month cash flow include budgeting for maintenance/repairs or property management? 

The advantage to investing in an OZ property fund now is getting ahead of all those who are waiting for more clarity and final IRS guidance. 

I trying to be proactive I went ahead and also posted it up for sale on Facebook and told people about it via word to mouth.

What is the after repaired value and what would it take to get the house into condition for after repair value?
