@Nick Stango I live in an ultra-super red-hot market, and there just aren't many deals to be had.

I then print how many I need that day and if I'm doing t letters I use the same font and red ink to print the envelopes.

Is this a red flag?

Telling the lender you are getting another loan on another property will definitely raise red flags for them. 

We re-finished them and they are still solid and beautiful.You can be more cost effective with hardwood if you get the narrower red oak, then finish them yourself or have a sub do it.For bedrooms - I see a lot of carpet (invest in the pad).

It'd be a huge red flag to see him offering to sell you a house for 100K when he owes 200K and not positioning it as short sale etc.  

This doesn't make sense to me at all.
