Apologies, I'm just starting with real estate, however if they're offering a guarantee, isn't that a good thing?

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I am a beginner real estate investor and I currently have 1 duplex.

San Francisco real estate goes up in value despite it's current government policies, not because of them.

I wanted to make sure they're legit and see what financials and real estate owned details you provided.

I'm an Accountant and have over ten years of commercial real estate experience working for a local Houston developer.

Do I just need to give the excel sheet I created to the real estate agent or so I need to actually have a formal offer written out? 

The con of this though is that the monthly payment is much higher, thus reducing my cash flow significantly (if anything).Since I am somewhat new to real estate, I know there are more variables to consider like appreciation, or refinancing or HELOC down the road.

Also, as of 10 minutes ago, I was presented with a SF and 2 duplex on one lot, that has gross rent of about 36k for 120k,,, now THAT looks good, but will find out in about an hour,  You're a real estate consultant?
